Architectural Review Committee
An integral part of our community and one that makes it unique from many other subdivisions within the Outer Banks is the architecture of our homes. The late eighteen hundreds marked the first seaside cottages built by those who lived on the farms located on the main land and came by ferry boat. The original cottages were designed to take advantage of the prevailing south west breezes in the summer and sheltering the occupants from the harsher north east breezes prevailing in the fall and winter; thus, the hip roofed, wrap around porches with steep pitches and built in benches were constructed. The windows were built with propped up shuttered windows to shelter the occupants from the sun in the summer time and designed to close in the winter time to secure the cottage from the harsh winds. This style of building is now commonly been referred to as the “old Nags Head” style cottage. Indeed, some of the cottages here in Nags Head are on the National Historic Registry. Old Nags Head Place subdivision gives the visitor a feeling of venturing back to the charm of the original shingled cottages nestled in a modern community located steps from the ocean. The Architectural Review Committee (“ARC”) was formed to continue with the original developer’s theme for the “Old Nags Head Style” cottage.
The Architectural Review Committee meets to ensure that each cottage is constructed and/or improved with the theme of the Old Nags Head style which is a unique characteristic of our community. The following policies and procedures must be followed by all members of the community:
1. Prior to new home construction an application must be submitted to the ONHP Architectural Review Committee via Courtney Fowler at Village Realty. The application must show adherence or intent to adhere to architectural guidelines before, during and after the construction process. Architectural guidelines specify color schemes and roof pitch, among other aspects to give the new home an “Old Nags Head” style.
2. Prior to additions and other visible exterior renovations to existing homes an application must be submitted to the ONHP, Architectural Review Committee via Courtney Fowler at Village Realty. The application must show adherence or intent to adhere to architectural guidelines before, during and after the construction/renovation process. Architectural guidelines specify color schemes and roof pitch, among other aspects to give the new home an “Old Nags Head” style.
